Basement Floor Coatings for Portland and Vancouver

Basement floors in the Portland and Vancouver area deal with real moisture challenges. Concrete Coatings NW carries every floor system available, so your basement gets the right solution for its specific conditions, not whatever’s best for us to sell.

No Two Basements Are the Same—Neither Are Our Recommendations

Older Portland and Vancouver homes weren’t built with modern moisture management in mind. That creates real problems below-grade, and the fix looks different depending on what’s actually happening with your floor. Concrete Coatings NW carries every floor system available and isn’t tied to any single one, so the recommendation you get is based on your slab’s condition, your moisture situation, and how you actually use the space. Not on what’s easiest for us to install.

The Right System for Your Basement Floor

Every basement floor gets assessed before anything gets specified. Moisture levels, slab condition, how the space gets used, and whether grinding is practical all factor into what goes down. Here’s what we carry.

Polyurea

The go-to for waterproof basement flooring. Fully waterproof and impact-resistant, it’s the right call for basements with active moisture, stem wall infiltration, or a history of coating failure.

LGC Urethane Cement (UPC)

Flexible, non-toxic, and 100% waterproof. Bonds well in high-moisture environments and adds strength to the slab rather than just sitting on top of it.

Polyaspartic

A high-performance finish for basements with solid moisture control that need a durable, great-looking surface. Fast cure time and a wide range of color options.

Swisstrax Floating Tiles

No grinding, no adhesive, and no downtime. Installs directly over the slab and creates an air gap that acts as a thermal barrier against cold concrete.

Start With a Conversation, Not a Commitment.

Every estimate starts with a real assessment of your floor’s condition, moisture level, and intended use. We’ll tell you which system fits your basement and why, including when a different option would serve you better. There’s no pressure and no commitment required to get a straight answer from us.

What to Expect From the Installation

Most basement floor jobs wrap up in a single day. Before the crew arrives, you’ll already know exactly what system is going in, why it was chosen for your floor, and what the timeline looks like. On install day, surface prep comes first, which means grinding the concrete to open the pores and ensure the basement floor coating bonds properly. When moisture is present, a moisture barrier for the concrete floor and stem walls goes down before any coating. Your part is straightforward: clear the space before we arrive and stay off the floor for the recommended cure window after.

Case Study: Turning a 35-Year-Old Basement Into a Waterproofed, Functional Space

Paul from Salmon Creek had a basement that had been fighting moisture for years. The previous basement floor coating had failed, water was working through the stem walls, and the floor had developed cracks that left the surface unstable. We stripped the failed coating, applied a moisture barrier to the stem walls and floor, and installed Urethane Cement (UPC) with a UV stable top coat. The entire basement floor and stem walls are now 100% waterproofed and easy to maintain.

Frequently Asked Questions

For basements with active moisture or a history of water infiltration, a fully waterproof system is the right starting point. We typically recommend polyurea or urethane cement depending on the severity and source of the moisture. Both are fully waterproof and bond well in below-grade environments. The right call depends on your floor’s specific conditions, which is why we assess before specifying. A basement floor coating that isn’t designed for moisture won’t hold in a wet basement regardless of how well it’s installed.

Swisstrax floating tiles don’t require grinding or adhesive and can go over most basement slabs without extensive prep. We do assess for major cracks or irregularities before installation, but minor surface imperfections generally aren’t an issue. For slabs with significant cracking or active moisture coming through the concrete, a waterproof coating system may address the underlying problem more directly. We’ll give you an honest read on which option fits your floor during the estimate.

It depends on what’s happening with your floor. Not every basement needs one, but many Portland and Vancouver homes do, especially older builds where water is working through the slab or stem walls. A moisture barrier for the concrete floor is what separates a lasting waterproof basement flooring system from one that fails in two years. We assess moisture levels during the estimate and include it when the conditions call for it.
